Why We Require a Lease Application

Leasing a property involves significant financial responsibility. Our screening process is designed to evaluate whether an applicant both can and will meet lease obligations consistently.

    • Capability – Verified income and employment stability
    • Collateral – Security deposit protection
    • Character – Credit history, rental history, and payment patterns
    • Minimum gross monthly income must be at least 2.5 times the monthly rent
    • Preference is given to applicants earning 3 times the monthly rent
    • Automatic Application Rejections

Applications are initially screened using the criteria below. Applications that meet these standards will still be evaluated using a broader credit scoring system. Approval is not guaranteed even if minimum requirements below are met. The following conditions will result in automatic denial:

    • Credit score under 550 for rent below $1,000
    • Credit score under 575 for rent between $1,000–$1,499
    • Credit score under 600 for rent between $1,500–$1,999
    • Credit score under 625 for rent $2,000 and above
    • Monthly income less than 3 times the monthly rent
    • Recent eviction filing
    • False information provided on the application
    • Unpaid landlord judgment appearing on credit report
