Management Fees
We believe in transparent and straightforward pricing.
Our recurring monthly management fee is 10 percent for properties renting above $600 per month and 12 percent for properties renting at $600 or below.
Nonrecurring fees include a $750 vacancy fill fee. Lease renewals are $25. There is no setup fee, no tenant screening fee, and no early termination fee. If special circumstances require court attendance or representation at a government agency, the rate is $75 per hour with a one-hour minimum.

Maintenance Services
Maintenance costs are not included in management fees. Owners are not required to use our maintenance department.

Eviction Services
In situations where eviction becomes necessary, we offer flat-rate processing for uncontested cases.
The cost is $375 within Marion County and $525 in surrounding counties. Approximately 90 percent of evictions are uncontested.
Eviction services include attorney coordination with a firm specializing in landlord-tenant law, court filing fees, court appearances by Kline Properties staff, hearings for possession and damages, and post-judgment collection follow-up through our legal partners.
Most evictions are completed within approximately one month from filing to possession, though timing may vary depending on court scheduling.
