Lease Application
If you would like to lease one of our properties, you must first submit an application for residency. All applications are carefully reviewed, and approval is not guaranteed.
Application Requirements
- Application fee is $50 per person
- Each adult occupant must submit a separate application
- The application fee is non-refundable
- Application fees must be paid through the online application portal at the time of submission

Pet Policy
Pets may be allowed in certain properties subject to approval. We manage properties on behalf of individual owners, and pet policies may vary depending on the property. Owners reserve the right to modify pet guidelines.
- $25 per approved pet added to the monthly rent
- Pets under 50 pounds are typically accepted
- Dogs 50 pounds or more must be certified as Canine Good Citizens (CGC)
- Final approval is subject to property owner authorization
Why We Require a Lease Application
Leasing a property involves significant financial responsibility. Our screening process is designed to evaluate whether an applicant both can and will meet lease obligations consistently.
- Capability – Verified income and employment stability
- Collateral – Security deposit protection
- Character – Credit history, rental history, and payment patterns
- Minimum gross monthly income must be at least 2.5 times the monthly rent
- Preference is given to applicants earning 3 times the monthly rent
Automatic Application Rejections
Applications are initially screened using the above criteria. Applications that meet these standards may still be evaluated using a broader credit scoring system. Approval is not guaranteed even if minimum requirements are met. The following conditions will result in automatic denial:
- Credit score under 550 for rent below $1,000
- Credit score under 575 for rent between $1,000–$1,499
- Credit score under 600 for rent between $1,500–$1,999
- Credit score under 625 for rent $2,000 and above
- Monthly income less than 3 times the monthly rent
- Recent eviction filing
- False information provided on the application
- Unpaid landlord judgment appearing on credit report
